Home Prices and Sales are Up Nationwide

Across the nation, home sale prices are rising and home sale activity is becoming more and more popular. In Milwaukee, these are increasingly true. Compared to this time a year ago, sales in Milwaukee have increased by 38.4 percent. While the median sale price for Milwaukee has remained relatively the same, the news of how much more volume is moving is certainly notable.

The Milwaukee movers are proud to be among the top performing realty markets at this point in the year. Nearby Chicago is also seeing a prosperous season, with a 19.8 percent increase in residential real estate sales. We are hopeful that price can soon catch up to the demand and level out the availability on the local market.

Milwaukee Mosque to be Built This Summer

The Waukesha County Muslim community is getting what they want—a 13,000 square foot mosque on Pheasant Drive. The Common Council voted 14-0 this week to grant a permit on the grounds that Brookfield is a sophisticated and educated community that values different faiths and culture as part of its makeup. The mosque will be located in an industrial area near a school bus company and a storage business. It will serve as the second mosque in the area and as a triumph for the Islamic Society of Milwaukee.

The mosque still has some things to reconcile however—such as a building budget. The Islamic Society Milwaukee West has a fundraiser this week and construction is set to start in July. The facility isn’t slated to open until about this time next year. The Milwaukee movers are glad that this group will now have a more convenient and nearby place to worship.

Zilber Buys More Property in Milwaukee

Two new buildings have been acquired by Zilber Property Group in the suburb of Milwaukee known as Kenosha. The sale will now give Zilber 30,000 square feet of space in the Business Park of Kenosha. The Milwaukee commercial movers have learned of the sale and the motives behind the purchase. With a prime location, the Kenosha area is perfectly nestled between Milwaukee and Chicago and makes for an ideal place to call home base.

Zilber has also made a statement sharing that the purchases in Kenosha solidify their faith in the economic strength of the area and their commitment to maintaining roots in Wisconsin.

Fate of Historic Buildings Up in the Air

Five buildings in the Wauwatosa area are on the table to potentially be scrapped, according to reports. While historians and pro-preservation citizens want to see the buildings remodeled into residential apartments. The buildings, which are located at the top of Highway 45, are part of the property that was sold last year to an affiliate of the University of Wisconsin-Milwaukee Real Estate Foundation.

The Milwaukee movers have discovered that the agenda behind the foundation is to develop an Innovation Park that will include research facilities and technology based departments. Unfortunately, each proposal has a significant problem—one that involved a lack of financial resources to complete any modification of the structures. If budgeting isn’t resolved, the buildings—which have become somewhat dilapidated in recent years following extensive vacancy, could be torn down.

Property Values Hit Low Point

Despite the fact that the real estate market has been at a standstill or decrease for the past few years, recent numbers in Milwaukee show that the city has actually experienced the lowest real estate valuation in 30 years. Last year, numbers dropped almost 9 percent. Foreclosures are still running rampant through the less wealthy parts of town, and residential property values are down almost 20 percent in some areas. The Milwaukee movers are discouraged at the thought that the local economy may not be headed for the recovery we had assumed.

 Milwaukee isn’t the only area suffering—the Wisconsin Realtors Association has reported that median home sale prices are down in nearby Ozaukee County, Waukesha County, and Washington County.

Milwaukee Home Sales Rose 26.5% in March

The housing market in metropolitan Milwaukee has had a great run as of late—including March home sales that have shot through to almost 27% increase from March 2011, and a successful month following nine months of rising numbers. The Milwaukee movers are thrilled by the progress that is underway for the local real estate market.

The data, which was mines & calculated by the Greater Milwaukee Association of Realtors, shares that the areas within Milwaukee had great improvements. In Ozaukee County, there was a 72.2 percent of sales increase. To break it down, 93 units sold this March in comparison to March 2011’s 54 homes.

The Third Ward Still a Power Player in Milwaukee

The mixed-use neighborhood in downtown Milwaukee known as the Third Ward has been a game changer in terms of drawing a young professional crowd to the Milwaukee area. The Third Ward is a diverse space filled with art studios, restaurants, condos, and office space. The Milwaukee movers have heard a new neighbor might come into the Third Ward and make a huge development, thus solidifying the Third Ward as the next big Milwaukee area.

The Italian Community Center may build a new location in the Third Ward—one that would redevelop the 15.7-acre space as a mixed-use venue. While the exact plans have not been decided for the area, the potential is definitely there for parking, retail, residential and restaurant space.

A riverfront property is up for sale at N. Water and E. Brady in downtown Milwaukee and is potentially selling to a local firm who would like to develop mixed space there—apartments and also a commercial area. The property, which overlooks the Milwaukee River, is predicted to complete the sale process and become a solid asset to the future buyer. The potential apartment development would encompass 150-200 units.

The Milwaukee movers are well aware of the property and also of the prime location the property holds. Brady Street has a growing scene for nightlife and dining, and it seems a perfect location for building residential space.

Sewage Repairs Continue to Rise in Cost

Property owners in the Milwaukee metro area have long had concerns about the cost of sewer system repairs for homeowners. In East Tosa, basement backups are common following heavy rainfall. Overland flooding is a problem as well, which results in water entering people’s homes through doors and basement windows. The cost of fixing the local sewer system is staggering and shocking—$46 million!

Damage is certainly widespread, and the cost to repair individual homes is nothing to scoff at. Lately, problems are bigger because rainfall is more condensed—lots of rain in little periods of time rather than spread over a few days and separate storms.
